A major planning application has been submitted for land to the west of the A12 at Benhall. It represents the first major industrial incursion into the Alde Valley. Alongside 800 new houses at Saxmundham, the proposal includes a lorry park, service station, new roundabout and industrial warehouses covering 18 acres of countryside in Benhall and the Alde Valley . Objections can be made up to East Suffolk Council before the 31 July 2026.

Creating Economic Growth through Nature and Culture
Significant and sustainable economic growth can be achieved by recognising and investing in the extraordinary cultural, ecological and historic assets that already surround Saxmundham. As the gateway to the Alde Valley, the town is uniquely placed to benefit from one of Britain's richest concentrations of internationally recognised music, visual arts, literature, wildlife and landscape.
Across the UK, places such as the Eden Project, Tate St Ives, Turner Contemporary, Knepp, King's Lynn and Lowestoft have shown how investment in culture, heritage and nature can transform local economies, create jobs, attract visitors and strengthen community identity.
